SITE DESCRIPTION AND MASTERPLAN
The envisioned master planned community, Tortuga at the Twin Waters Reserve, “Tortuga”, (Translation: Turtle) has a potential of 109 hectares, (269 acres) of developable property consisting of 14.5 kilometers (9 miles) of waterfront, uniquely featuring 4.8 kilometers, (3 miles) of beach frontage and 9.7 kilometers, (6 miles) of river frontage.
The confluence of the Pacific Ocean and the exotic Marabasco River has created an exceptional tropical site; a temperate micro-climate hosting exotic and abundant wildlife surrounded by water. Within Tortuga´s master plan are a potential of multiple development sites. Its hotels and brand-name residences will have the extraordinary capacity to be accessed by electric river boats from the Costa Alegre, Manzanillo International Airport. The same tropical river may deliver guests to the nearby existing Grand Isla resort, marina and golf course. The master plan also includes a health center and spa, mixed-use village and leadership school.
There exists the potential to increase the total project size.
BEACH LOCATION
Tortuga is located within Costa Alegre on the Pacific Coast of Mexico, South of Puerto Vallarta and North of the Costa Alegre, Manzanillo International Airport.
AREA INVESTORS
Several luxury resorts have recently been, or are currently being constructed in the prestigious Costa Alegre region. The resorts include One and Only Hotel and Residences; Four Seasons Hotel and Residences; AM Resorts and Louis Vuitton Hotel. Goldman Sachs Group Inc. has invested one billion U.S. dollars on Mexico's Pacific Coast.
EXCEPTIONAL NATURAL SITE
The property is protected by multiple natural buffers including a river, lagoon and approximately 84 acres (34 hectares) of protected mangroves. The Pacific Ocean is on one side and the Marabasco River is on the other. These buffers provide privacy and security. Of priceless value, now and in the future, is a fact that can not be overstated: Tortuga´s generous beachfront ratio is 10 beach to 1 depth.
NEIGHBORING RAMSAR SITE
Tortuga is adjacent an approximate 150 hectare internationally protected wetland and wildlife RAMSAR site which is part of a larger RAMSAR site. By nature of being its neighbor, and with only a 20 meter setback, Tortuga would have almost exclusive access for its guests to tour the site as part of Tortuga´s ecotourism program.
NEAR MARINA AND GOLF COURSES
The Grand Isla Marina, one of Mexico’s finest and most popular yachting marinas and the Grand Isla Resort and Golf Course are located 5.5 kilometers (3.4 miles) north of Tortuga. Four Seasons at El Tamarindo and its award-winning golf course are located just north of the Grand Isla Marina.
INTERNATIONAL AIRPORT CORRIDOR
Manzanillo International Airport is located within 20 minutes of Tortuga, with direct flights from major U.S., Canadian and Mexican cities. An additional airport is being constructed in Costa Alegre in the state of Jalisco.
EXPANSIVE AREA INFRASTRUCTURE / PORT OF MANZANILLO
The region enjoys significant federal financial investment including new highway and bridge infrastructure and the remodeled Port of Manzanillo. The port is one of Mexico's busiest, handling Pacific Ocean cargo. The Manzanillo Port directly connects by highway and rail to central Mexico's Interior Port in Guanajuato, Guanajuato. The Interior Guanajuato port is near Tortuga's sister property Piedra, and its 650 hectares of forested property.
RICH BIODIVERSITY
Tortuga is situated in a tropical zone with a rich abundance of biodiversity. Several sea turtle species breed year-round on its expansive beaches. Whales give birth in these waters. Coconut palms, papaya, mango, bananas trees and a myriad of tropical local flowering trees and plants are abundant. The environment is ideal for organic gardens and husbandry programs to supply Tortuga´s restaurants with fresh, organic produce, fish and meats.
STEWARDSHIP
A principle foundation of Tortuga is the stewardship of its biologically diverse landscape and the education of its natural environment. The master plan suggests that over seventy percent of the lands are green areas.
COSTA ALEGRE ATTRACTIONS
Costa Alegre attractions include yachting, sailing, snorkeling, scuba diving and deep sea fishing. The Costa Alegre Pacific Coast in known as the “Sailfish Capital of the World”.
LEADERSHIP SCHOOL
It is SORO International´s intention to incorporate a leadership school in Tortuga’s master plan. The school would provide youth with a highly experiential time spent in nature where they can learn to appreciate and value the protection of nature. The school´s virtue-based foundation would also have an inclusive global perspective.
TROPICAL ZONE / CLIMATE
Tortuga is located within a micro climate, in a tropical zone with abundant plant and animal life. Temperatures average 77°F (25°C). This zone is greener and more lush than coastal areas further north on the Pacific which are drier and lack vegetation. This temperate zone also avoids the high temperature and humidity found further south.
